The Youngstown-Warren-Boardman Area (MSA) is comprised of Trumbull and Mahoning counties. The region is bounded by Ashtabula County, Ohio and Crawford County, Pennsylvania to the north, the Ohio Counties of Geauga, Portage, and Stark to the west, Columbiana County, Ohio and Lawrence County, Pennsylvania to the south, and the Pennsylvania counties of Venango, and Butler to the east. The MSA is approximately 60 miles southeast of Cleveland, 70 miles northwest of Pittsburgh, and is near the mid-point of Chicago and New York (approximately 400 miles to either city).

Mahoning County is the urban core of the Youngstown-Warren-Boardman MSA and the economic center of northeastern Ohio's Mahoning Valley. Youngstown's legacy as a steel capital left a significant industrial footprint, creating ongoing demand for brownfield appraisals, environmental remediation site valuations, and adaptive reuse assessments. The healthcare and education sectors have emerged as the region's primary growth drivers, with Mercy Health, Youngstown State University, and Northeast Ohio Medical University (NEOMED) as major anchors. The Eastwood Mall complex in Niles — one of the largest shopping centers in Ohio — reflects the region's retail importance, while the Route 224 and Belmont Avenue corridors support a variety of retail and service commercial appraisals.
