Robert G. Stout, Jr., MAI is a Designated Member of the Appraisal Institute and a licensed Certified General Real Estate Appraiser in Pennsylvania, Ohio, and New York. Mr. Stout earned his degree from Clarion University of Pennsylvania (now PennWest Clarion) and brings over 30 years of commercial real estate appraisal experience to every assignment. His areas of expertise span a wide range of property types, including apartment communities, residential subdivisions, office buildings, retail plazas and shopping centers, hotels and motels, restaurants, industrial facilities, mobile home parks, and self-storage facilities. Mr. Stout has particular depth in going concern valuations, where the analysis must distinguish between the value of the real property and the operating business — a methodology he has applied across hospitality, recreational, and other income-producing special use property types. He has completed appraisals conforming to the Uniform Appraisal Standards for Federal Land Acquisitions (UASFLA / “Yellow Book”) and assignments under the Farm and Ranch Protection Program, including conservation and agricultural easement valuations. Mr. Stout has also developed in-depth market studies and feasibility analyses for a variety of commercial development and economic development contexts. He has qualified as an expert witness in numerous judicial and administrative proceedings throughout the tri-state area.

Sergio S. Lo Presti, MAI is a Designated Member of the Appraisal Institute and a licensed Certified General Real Estate Appraiser in Pennsylvania, Ohio, and New York. Mr. Lo Presti earned his degree from Clarion University of Pennsylvania (now PennWest Clarion) and has nearly 20 years of commercial appraisal experience. Condemnation and eminent domain appraisal is a primary area of focus, with Mr. Lo Presti having completed a wide range of right-of-way and partial taking assignments throughout Pennsylvania, including complex multi-parcel corridor projects requiring state-wide data solicitation and collaboration with third-party specialists. He has completed numerous appraisals conforming to the Uniform Appraisal Standards for Federal Land Acquisitions (UASFLA / “Yellow Book”), the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970 (“Uniform Act”), and PennDOT Publication 378. Other areas of expertise include medical and professional office buildings, single and multi-tenant retail, industrial facilities, restaurants, net-leased investments, golf courses, apartments, and special use properties. Corey J. Wolbert is a licensed Certified General Real Estate Appraiser in Pennsylvania and New York with 15 years of commercial appraisal experience. Mr. Wolbert earned his degree from Clarion University of Pennsylvania (now PennWest Clarion) and has spent his career developing deep expertise across a broad range of commercial property types. His primary areas of focus include lodging properties (hotels, motels, and bed & breakfasts), apartment communities, industrial facilities, office buildings, net-leased investments, retail properties, and special use properties including marinas and campgrounds. Mr. Wolbert has particular depth in the hospitality and recreational property sectors, which require going concern analysis and an understanding of operating performance metrics beyond standard real property valuation. He also has extensive experience appraising rent-restricted multifamily projects, including Low-Income Housing Tax Credit (LIHTC) properties, and completing HUD Rent Comparability Studies (RCS) in support of federally assisted housing programs.
