Forest County is in the northwestern portion of the Commonwealth of Pennsylvania and is bordered by Warren, McKean, Elk, Jefferson, Clarion, and Venango Counties. The county is located approximately 100 miles northeast of Pittsburgh, 60 miles southeast of Erie, 200 miles northwest of Harrisburg (State Capital), and 300 miles northwest of Philadelphia. Forest County has an area of approximately 425 square miles and a population density of approximately 16 people per square mile. 100% of the population is considered to be rural and nearly 75% of all dwellings are considered second or vacation homes. The largest population center is Tionesta Borough, the county seat, which is in the southwestern periphery of the county.
Forest County is Pennsylvania's least populous county and is dominated by the Allegheny National Forest, which covers the majority of its land area. The local economy revolves around timber harvesting, oil and gas extraction, hunting and outdoor recreation, and a small but stable service sector in the county seat of Tionesta. Commercial real estate activity is limited in scale but includes appraisals of campgrounds, hunting camps, lodges, gas stations, and small retail properties serving the tourism and recreation economy. Timber and mineral rights appraisals are a recurring need, as are conservation easement valuations tied to forestland protection programs. The county is traversed by the Allegheny River and Oil Creek, which generate demand for recreational property.
