Condemnation (Eminent Domain) Appraisals

Experienced Condemnation Appraisers

Our real estate appraisers have completed hundreds of Condemnation / Eminent Domain Appraisals over the past 35 years throughout western Pennsylvania. We have been retained by property owners and their attorneys as well as local, state and federal agencies to prepare Before and After Appraisals to facilitate negotiations or in support of a litigation case. A Condemnation Appraisal requires not only real estate appraisal experience but also an understanding of the relevant regulations and case law that may affect a condemnation claim. We also have experience preparing appraisals for utility right-of-ways such as sewer, water, gas or power lines. If you or your client's property has been or may be condemned, or if you are a condemning authority in need of appraisal services, we invite you to contact us for a no obligation consultation.

Condemnation / Eminent Domain Appraisals FAQ

Please reach us at corporate@ssl-rea.com if you cannot find an answer to your question.

A: A condemnation appraisal (also called an eminent domain appraisal) determines the fair market value of a property when a government or agency exercises its right to acquire private property for public use. These appraisals are used to support compensation negotiations or litigation.

A: A Before and After Appraisal measures the value of a property before a taking and the value of the remainder after the taking. The difference represents the compensation owed to the property owner, including any damages to the remaining property caused by the project.

A: We work for both. We have been retained by property owners and their attorneys to support their compensation claims, as well as by local, state, and federal agencies — including PennDOT Districts 1, 6, 10, 11, and 12 — to prepare appraisals for public projects.

A: Yes. In addition to highway and road projects, we have experience preparing appraisals for utility right-of-ways, including sewer, water, gas, and power line easements.

A: Condemnation appraisals require not only real estate valuation expertise but also a thorough understanding of the relevant regulations and case law governing eminent domain in Pennsylvania, Ohio, and New York. Our appraisers have completed hundreds of these assignments and have qualified as expert witnesses in numerous proceedings.
