Mr. Sammartino has over 40 years of real estate experience and is the founder of our company.  His areas of expertise include Eminent Domain (Condemnation) and tax appeals. Mr. Sammartino has qualified as an expert witness in Pennsylvania and Ohio. He specializes in the following appraisal types: apartments, office buildings, hotels, recreational properties, retail, industrial, and appraisal reviews.

Sergio S. Lo Presti, MAI is a Designated Member of the Appraisal Institute and a licensed Certified General Real Estate Appraiser in Pennsylvania, Ohio, and New York. Appraisal experience includes participation in a wide variety of eminent domain (condemnation) appraisals throughout Pennsylvania and northeastern Ohio including complex assignments requiring state-wide solicitation and collaboration with third-party specialists.  Mr. Lo Presti has also completed numerous appraisals conforming to the Uniform Appraisal Standards for Federal Land Acquisition (UASFLA / "Yellow Book"), the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970 (“Uniform Act”), and PennDOT Publication 378 the Right-of-Way Manual (among others). Other areas of focus include: medical and professional offices, single and multi-tenant retail, industrial, restaurants, net-leased investments, and special use properties.

Nathan Yoder is a licensed Certified General Real Estate Appraiser in Pennsylvania. MAI Designation

The MAI Designation is held by professionals who provide a wide range of services on all types of real property related to providing opinions of value, evaluations, review, consulting and advice on investment decisions, among other things. 


To become an MAI Designated member of the Appraisal Institute, an individual must: 

  • Have good moral character;
  • Be a Certified General Real Property Appraiser;
  • Hold bachelor's degree;
  • Meet standards and ethics requirements;
  • Pass rigorous education requirements;  
  • Pass a comprehensive examination;
  • Receive credit for specialized experience; 
  • Receive credit for the demonstration of knowledge. 


These individuals have the necessary commercial property valuation experience and knowledge to produce a valuation that ensures confidence. MAI Designated members agree to adhere to the Appraisal Institute Code of Professional Ethics and Standards of Professional Appraisal Practice, underscoring a commitment to sound and ethical professional practice.  The completion of continuing education requirements assures that MAI Designated members remain informed on trends and changes pertaining to real property valuation, enabling them to provide valuations that reflect the latest in professional practice.  


The MAI Designation has long been recognized by courts of law, government agencies, financial institutions, and investors as a mark of excellence in the field of real estate valuation and analysis.
